Post-grad Living in Norwich: Your Complete Guide to Renting Near the UEA and the N&N

So you’ve secured your postgraduate place at UEA – congratulations! Now comes the part nobody really prepares you for: finding somewhere to live that isn’t a halls of residence, doesn’t eat up your entire loan, and feels like somewhere you can make a home, even if it’s just for a year or so.

The good news is that Norwich is one of the most liveable cities in the UK for post-grads. It’s well-connected, affordable, has a renowned food and social scene, and the areas closest to UEA are some of the most sought-after in the whole city. It’s not just us that think this, either, as in May 2026 Norwich was awarded the best university city in the Unifresher Awards, with the University of Anglia ranking second overall for student experience.

Here’s everything you need to know before you start your search.


What’s different about renting as a post-grad?

As a postgraduate, you’re in a slightly different position to undergraduate students. You’re likely older, possibly relocating from another city or country, and you want somewhere that works as a proper base – not just somewhere to sleep between seminars.

That probably means thinking less about proximity to student bars and more about reliable broadband, a decent kitchen, quiet space to work, and a landlord or agent who actually responds when something goes wrong.

Private lets, rather than purpose-built student accommodation, tend to suit post-grads much better. You get more space, more character, and typically a better price when everything is taken into account.


Where to live: The best areas for post-grads near the UEA and N&N University Hospital

The Golden Triangle

This is the area most post-grads end up falling in love with – and for good reason. The Golden Triangle is a residential neighbourhood roughly bounded by Unthank Road, Earlham Road and Newmarket Road, sitting between the city centre and UEA.

It’s full of Victorian terraces, independent cafés, great pubs, and green space. Unthank Road runs straight down the middle of the Golden Triangle, and plays host to Norwich favourites like Grounded Coffee Bar, the William & Florence pub, and Hop Rocket.

The walk to the UEA takes around 20 minutes on foot, and buses every 10 minutes make it even easier. Buses to the N&N Hospital run every 20 minutes, and the journey takes around 20 minutes as well.

Once you’re living here, that short walk through the picturesque Norwich streets to the UEA feels like nothing – and you get the benefit of being in a friendly, buzzing neighbourhood rather than a campus bubble.

Earlham & Earlham Road

Earlham Road is a slightly quieter option that stretches between the UEA campus and the Golden Triangle. This is popular with students and those who want easy access to the university, without being right in the thick of the student population. It’s good value for money and well-connected, with regular bus routes running between the UEA and the city centre.

Offering characteristic Victorian and Edwardian terraces with beautiful bay windows, Earlham Road has all the benefits of the Golden Triangle, and is home to the stunning Plantation Garden. Opened to the public in the 1980s, this restored Victorian secret garden is over 200 years old and is the perfect place for an afternoon study session in the summer sun.

Earlham Road was also the scene of a famous Cadbury’s ad campaign in 1988, when a bus fell into a sinkhole caused by the collapse of a medieval chalk mine under the road. This prompted the tagline, “Nothing fills a hole like a Double Decker.” One to remember just in case you’re doing any of the local pub quizzes!

City Centre & Norwich City

If you’re doing a course that takes you into the city regularly – or you’re doing a work placement alongside your studies – living in or near the city centre gives you the best of both worlds. 

A little further from campus but great for transport links, it’s just a short 20-minute journey with regular buses from Red Lion Street to the UEA. Plus, Norwich city centre has always been great for night life, shopping trips and things to do.

What does post-grad housing cost?

Now more than ever, cost is at the forefront of everybody’s minds, but it’s post-grad housing may cost less than you might expect – especially compared to other university cities.

As a rough guide for the Norwich private rental market:

  • Single room in a shared house: Between £400-600pcm 
  • One-bedroom flat: Around £750-1,000pcm
  • Two-bedroom terrace house or flat (shared with a partner or friend): Around £500-650 per person pcm

What’s worth knowing is that private lets near UEA are typically £1,500 to £2,000 per year cheaper than purpose-built student accommodation blocks. That can make a meaningful difference when you’re budgeting for a full academic year or more.

Not all letting agents are equal, and as a post-grad you want to make sure you’re working with someone who understands exactly what you’re looking for and how you can get the most out of living in Norwich. Start early: The best properties near the UEA go quickly, particularly for September starts. If you know your start date, begin looking at least two to three months ahead.

Be realistic about the commute: The Golden Triangle’s 20-minute stroll to UEA is genuinely comfortable. Don’t rule out an area because it looks far on a map – Norwich is great for being a walkable city.
