How to View a Rental Property Like a Pro

You’ve found a place online that looks promising. The photos are good, the rent fits your budget, and the location works. Now comes the best bit: seeing it in person.

A viewing is your chance to picture yourself living somewhere. It’s when you find out whether the layout works for how you actually live, and whether it feels like somewhere you’d be happy coming home to. If a property catches your eye, book a viewing while it’s available. Good rentals in Norwich don’t hang around for long.

We’ve been showing people around properties in Norwich since 1993. In that time, we’ve helped thousands of tenants find places they love. This guide shares what we’ve learned about getting the most from a viewing.

Before You Arrive

A bit of preparation makes a difference. You’ll feel more confident, and you’ll know what questions to ask when you’re walking through an unfamiliar space.

Read the listing again the night before

Note what’s included. Appliances? Furniture? Parking? You want to confirm these with your own eyes, not assume they’ll be there on move-in day.

Write your questions down

Once you’re inside, it’s easy to forget everything you meant to ask. Keep a list on your phone or a notepad. You can glance at it before you leave to make sure you’ve covered everything.

Think about your priorities

What matters most to you? A second bedroom for guests or a home office? Outdoor space? A short walk to work? Being clear on your priorities helps you evaluate each property against what you actually need.

Inside the Property: Checking It Works for You

Every property has its own character. Norwich has everything from classic Victorian terraces in the Golden Triangle to larger, more modern homes in Bowthorpe. Some places are recently refurbished with clean lines and new fittings. Others are older, with more space and personality. Both can make brilliant homes. The goal of a viewing is to understand whether this particular place suits your life.

Layout and Space

Walk through each room and think about how you’d use it. Where would your sofa go? Is there space for a desk if you work from home? Would your bed fit comfortably with room for wardrobes? Listings give you measurements, but being in the space helps you feel whether it actually works.

If you’re viewing with a partner or housemate, talk through how you’d arrange things. It’s easier to spot problems now than after you’ve signed.

Natural Light

Notice how much light comes into each room. Which direction do the windows face? A south-facing living room will feel bright and warm. A north-facing bedroom might stay cooler in summer. Neither is right or wrong, but it affects how the space feels to live in.

Water Pressure

Turn on the taps. Try the kitchen sink and the shower if you can. Good water pressure makes a difference every morning.

Windows

Open and close them. They should move without too much effort. Good ventilation keeps a property in good condition, especially in bathrooms and kitchens. Check that windows open properly in rooms where you’d want airflow.

Heating

Ask Grace or Kim when the boiler was last serviced. Landlords are legally required to have a gas safety check done every year, so there should be a record. A regularly serviced boiler is a good sign the property is well looked after.

Open the cupboards and wardrobes. Think about where your things would go. Do you have enough space for coats, shoes, cleaning supplies, bedding? Storage is one of those things you don’t think about until you don’t have enough.

Electrics

Count the sockets, especially in rooms where you’d use several devices. Think about where you’d put lamps, the TV, your phone charger. It’s a small thing, but it affects how comfortable the space feels day-to-day.

Your Daily Routines

Picture your morning. Where would you make coffee? Is there counter space for a toaster and kettle? Where would you eat breakfast? Now picture your evening. Where would you sit and unwind? Is there room for the TV where you’d want it? Can you imagine cooking dinner in this kitchen?

These small details add up. A property that works with your routines will feel like home much faster.

General Condition

Look at the walls and ceilings. Every rental shows some wear over time. That’s normal and expected. What you’re looking for is a sense of whether the property has been cared for. Clean surfaces, working fixtures, and well-maintained fittings all suggest a landlord and agent who take maintenance seriously.

Outside the Property

The inside of the flat is only part of the picture. The building and surrounding area matter too.

Communal areas

If it’s a flat, look at the hallways and stairwells. Are they clean and reasonably tidy? This gives you a sense of how the building is managed and who else lives there.

Parking

If you have a car, ask whether parking is included. If it’s street parking, look at how full the road is. A viewing at 11am on a Tuesday won’t show you what it’s like at 7pm when everyone’s home.

The neighbourhood

What’s nearby? Can you see yourself popping to the corner shop, walking to work, or enjoying the local area? Norwich has some wonderful neighbourhoods, each with their own feel. The Golden Triangle is popular for its cafés and community atmosphere. Earlham is quieter and more residential. If you’re unsure about an area, just ask us. Listen

Stand still for a moment. What can you hear? Traffic? Birdsong? Neighbours? Noise levels vary throughout the day, but a viewing gives you a snapshot.

This helps you understand how quickly you might need to make a decision. Some properties go within days. Others take a little longer to find the right match.

What’s included in the rent?

Always worth clarifying. Some of our properties are bills-inclusive, others aren’t. Some include water rates or council tax, others don’t. We’re always upfront about costs. No hidden fees, no surprises at the end of the month.

How do repairs work?

Ask how you’d report an issue and what happens next. We handle repairs through an online reporting system, and because we have our own maintenance team and long-standing relationships with local tradespeople, we can usually respond quickly. It’s one of the advantages of being a lettings-only agent. We’re not juggling property sales or other services.

Is the deposit protected?

Legally, it must be. We use a government-approved scheme and can show you the certificate. When you move out, we handle the process fairly. Lots of our reviews mention how smoothly deposits are returned, which matters.

Are there any restrictions?

Pets, decorating, guests staying over. Every tenancy is different, so it’s better to ask upfront. We’ll always be honest about what’s allowed.

After the Viewing

If you’ve viewed a few properties, they can start blending together. A few habits will help you remember what you saw.

Take photos

Ask permission first, but we’re happy for you to photograph the property. Pictures help when you’re comparing places later. They also jog your memory about layout and little details.

Write notes while they’re fresh

Don’t wait until you get home. Stand outside for a couple of minutes and jot down your impressions. Could you see yourself living there? What did you like? What didn’t quite work? These instinctive reactions are useful.

Think about the commute

If you haven’t already, travel back to your workplace using your normal route. A flat that looks great can feel different after a long journey twice a day. Norwich is relatively compact, but some areas are better connected than others.

Trust your instincts

If a place felt right, that matters. If something didn’t sit well, that matters too. There’s no pressure to take the first property you see. The right place is out there.
