Furniture and Effects
Furnished — Sufficient furniture and equipment of good quality
Unfurnished — We advise carpets, curtains, cooker & fridge/freezer
Gas Safety Regulations — All gas appliances must have a yearly
safety check by a registered Corgi engineer
Electrical Regulations — A current electrical certificate is required
Fire and Safety Regulations — all tenancies must comply with the
Fire & Furnishings Safety Regulation 1988 and Furnishings Amendment
Regulation 1993
Inventory — a good detailed inventory is essential for your protection,
including instructions for appliances and maintenance
Keys — three sets are recommended
Landlords should consider:
Forwarding of mail — arrange redirection by the Post Office
Mortgage lender consent forms — you may be in breach of of your
arrangements if you do not obtain consent
Property improvement and maintenance schedules
Helpful information for tenants — prepare a list of useful information
regarding the property, locality (schools, buses, etc.) to leave in the
property
Cleanliness — please ensure the property is left clean and tidy

Prolet has negotiated Buildings/Contents Insurance for landlords at
extremely competitive rates. Quotations are available on request

Tax — all net rental income needs to be declared for UK Income Tax
purposes

Non-Resident Landlords — a tax exemption certificate can be obtained
at HM Revenue & Customs’ discretion. Unless this is received we must
by law deduct 24% from your net monthly rent and forward this to HM
Revenue & Customs
